All Bat species are protected under the wildlife and countryside act 1981, it is illegal to

Take, injure or kill a wild bat.

Damage or destroy a place used by bats for breeding or roosting. Even if bats are not present at that time.

Obstruct or block ingress points used by Bats. 

A fine of up to £5000 per bat or imprisonment can be implemented. Please Refer to the Bat conservation trust if you believe Bats are Roosting in your property.
